The real estate market in the country is undergoing a transformation, and the luxury landscape is evolving faster than expected. Especially with the weatherproof luxury market scaling new highs, the segment is just heating up further. High-end homes built in collaboration with global hospitality chains, fashion, or lifestyle brands are also becoming popular as branded residences enter the market. The expanding segment clearly reflects the rising aspirations of a new class of wealthy homebuyers who are seeking curated living experiences in addition to a premium address. Most people get excited about the market because branded homes are becoming more and more seen as the future of luxury homes in India. But what drives this trend is something that needs to be watched and understood for segment watchers.
Experts say that luxury real estate is about more than just great locations, big rooms, and high-end finishes. A new trend has emerged, a paradigm shift in which buyer aspirations and decisions are heavily influenced by branding. Branded luxury homes have transformed the way affluent buyers perceive and invest in real estate, shifting from merely acquiring property to owning a symbol of distinction, heritage, and exclusivity.

The rising demand for branded luxury homes reflects this shift. According to recent reports, the market for ultra-luxury homes reached an all-time high. They also point to a paradigm shift in the preferences of buyers, who are drawn to a reputable brand and a carefully curated experience over other traditional considerations. Sandeep Ahuja, global CEO of Atmosphere Living shares, “Branded residences are quickly gaining traction in India, as buyers become increasingly knowledgeable and discerning. These developments are appealing because they combine the assurance provided by a brand familiar with the comforts of high-quality living.
The brand association provides assurance regarding the design, service levels, maintenance, and longer-term value for many homebuyers, particularly in the premium and luxury spheres. Demand is on the rise from NRIs and investors who leverage branded residential developments because of their accessibility for rentals to tenants while reasonably ensuring maintenance. Buyers will pay more for products that provide guaranteed and professionally managed living experiences, as evidenced by the branded residential development industry in India. “More buyers now want homes that offer lifestyle, trust, and a sense of identity,” asserts Sahil Kumar, Director of CRC Group. Branded residences appear to satisfy all of these criteria. Such homes are not just witnessing faster sales, but also stronger rental yields, resale interest and high ROI.”
Talking about the increasing demand of branded residences, Rajat Khandelwal, Group CEO, Tribeca Developers, diverges, “The demand for branded luxury homes is not a passing trend. It is the future of ultra-premium real estate. Buyers will continue to look for properties that offer more than just opulence as wealth creation accelerates and becomes more discerning. The rise of branded residences are a testament to this philosophy, and as the market evolves, those who understand and deliver this promise will set the benchmark for the future.”
According to agency reports, the sector saw a sharp rise in luxury and ultra-luxury apartment sales during 2024.
“High-net-worth individuals are increasingly looking for internationally accredited homes, which symbolize legacy, prestige, and a high-end lifestyle in addition to excellence in design,” according to Forbes. These are times when consumers are not purchasing assets, but are buying identity, exclusivity, and best-in-class lifestyles. Clearly, branded residences are driving the next chapter of premium real estate in India,” asserts Ashish Jerath, President, Sales and Marketing, Smartworld Developers.
The numbers back up bringing in the perspective of the industry and how branded luxury homes are attracting a lot of buyers’ interest. Ashwin Chadha, CEO, India Sotheby’s International Realty, shares, “For instance, the recent launches have generated record-breaking numbers. This level of interest demonstrates a growing demand for luxury homes. Talking about the distinguished product offering and international benchmarking, Sudeep Bhatt, Director, Strategy, Whiteland Corporation, shares, “Branded living is redefining real estate skyline, as today’s homebuyers look beyond just an address – they seek a lifestyle rooted in purpose, comfort, and care. Players are today ensuring every detail is held to global benchmarks and creating thoughtfully designed homes where families can experience the best in premium.”
Sharing views on how branded residences are fast entrenching in the real estate space and future outlook, Amit Modi, Director, County Group, concludes, “Branded luxury is now well-entrenched in the realty map and transforming the perception towards high-end homes. Buyers today don’t just aspire for larger spaces. They’re seeking something that’s iconic, something that reflects their status. When a home carriers a well-recognised name, it brings with it a sense of reliability, better service standards, and a certain lifestyle promise.”
